This web site is your link to what is happening in Waterford Villas, a fenced and gated subdivision within Lake St. Louis, Missouri.

The sixty-two homeowners in the subdivision are members of the Association. They enjoy the same privileges of other homeowners in the City of Lake St. Louis and the Lake St. Louis Community Association including access to boating, swimming, tennis, community center, bands playing for free on the lakeshore on many summer weekends, parks, an executive golf course and the Lake Forest Golf Course. Restaurants, stores and shops are close to Waterford Villas, as is access to Interstate highways I-64 and I-70. 

The directors of the board for the Home Owners Association are elected volunteers, and are committed to maintaining quality homes and good property values for reasonable fees. All of the grounds and exterior of the buildings in the subdivision are maintained by the Association and a master policy insures the Association against earthquake and all other perils. Homeowners are encouraged to purchase an HO-6 policy to cover their personal possessions and to cover their portion of the master policy deductible on each unit. Several committees assist the board in managing operations and expenditures for the common good of the subdivision, such as exterior painting, trash collection, planting and trimming, irrigatiion and lawn care. 

Waterford Villas is not a condo community, but a planned development. Each unit owner owns the land only under his/her unit and shares indirect control of the rest of the land in the subdivision through the Waterford Villa Home Owners Association Corporation.
