Waterford Villas

Waterford Villas is not a condo community but a planned development.  Each unit owner owns the land only under their unit and shares indirect control of the common ground throughout the Waterford Villas Association corporation.

The sixty-two homeowners are members of the Association.  They also enjoy the privileges of being in the Lake Saint Louis Community Association with access to boating, swimming, tennis at the community center, free Music on the Lake concerts, parks, and a par 3 golf course, as well as, the Lake Forest Country Club.  The Community Association and Waterford Villas provide many planned activities. Restaurants, stores and shops are close as is access to Interstate Highways I-64, I-70 and US 61.

The Association's Board of Directors are elected volunteers and committed to maintaining good property values for reasonable fees.  The grounds and building exteriors are maintained by the Association.  Several committees assist the Board in managing operations and expenditures for the common good of the community, such as exterior painting, power washing, deck staining, trash collection, planting, trimming, mowing, irrigation and snow removal.

A master insurance policy insures the Waterford Villas homes against loss from wind, hail, fire, earthquake and other perils.  Homeowners are to purchase a Missouri form HO-6 insurance policy to cover their personal possessions and to cover their share of the master policy deductible amount in the event of common loss.
