Vital Insurance Information

Master Policy Details

The Waterford Villas Master Policy Covers:

  • General Peril for Units and Common Structure
  • Earthquake for units and Common Structures
  • General Liability
  • Unit Exterior
  • Interior walls including paint
  • All built-ins
  • Excludes what the owner would "put in a moving truck"


Deductibles for Perils Other than Earthquake

  • 5% of the building value for wind and hail damage
  • $20,000 for each occurrence for other perils -  to be shared among the affected units

Earthquake Deductible

  • 10% of the building value to be shared between the two unit owners
     

Owner Responsibilities

All Homeowners should have purchased a HO-6 Policy to cover:

  • Personal property (that goes into the moving truck)
  • Medical and living expenses
  • Personal Liability
  • Sewer back-up
  • Sufficient dwelling (building) coverage in at least the amount of the Master Policy Earthquake Deductible Earthquake Endorsement.   


Within your HO-6 Earthquake insurance you should have, at a minimum, sufficient dwelling coverage for your share of your building deductible.  Your annual homeowner's information sheet shows the minimum amount you should have.
Remember - Whether the homeowner has insurance or not, the homeowner is financially responsible for the Master Policy deductibles
