The quality of life in Waterford Villas is enriched by rules and regulations authorized by the state of Missouri and St. Charles county. General regulations are recorded at the county seat and are linked below for your reference, along with the subdivision's Handbook which covers details controlled by the Waterford Villas' Board of Directors.

     Original Covenants and Restrictions ("C&Rs") - 1998,  and Amendment 1

• Amendment 2 to C&Rs, and BY-LAWS - 2005 - sets up Waterford Villas Home Owners Association as a corporation and as owner of the common property in the subdivision and homeowners in the subdivision as owners of the corporation.
  
• Amendment 3 to C&Rs - 2007 - sets up insurance responsibilities of Waterford Villas Home Owners Association - 2008
  
• Amendment 4 to C&Rs - 2015 - sets up less stringent requirements to vote modification of the C&Rs, and assigns the board of directors to set the master policy insurance deductible.
